Got Some Listings?

Each month, I teach quite a few technology seminars . My main focus of each seminar is to educate real estate agents and brokers on the various marketing tools to help them achieve success. I am still perplexed by the number of agents and brokers that do not have a solid Web marketing presence. Many of these agents are seasoned professionals and have done very well and are looking to keep up with the wave of technology. Everyone is now caught up in the social media blitz. They have heard that Facebook, Twitter, YouTube and blogging should be implemented to their overall marketing plan. I agree that these social media applications are important and help and agent or broker establish new relationships. The underlying goal of these applications is to drive prospects to your web site and capture leads. Once you have successfully accomplished this the next goal is to have these prospects view the listings on your Web site. What if you do not have any listings? What if you only have a few listings? Are these Web visitors going to stick to your Web site?  The answer is probably not.

The best way to keep these visitors in your Web site is to have thousands of properties that the prospect can view. IDX is one of the best marketing tools that I have implemented to agent’s and broker’s Web sites. I recently worked with an agent who had a beautiful Web site.  She even had a strong social media presence. She has 900 face book friends, a great blog site, a strong following on twitter, and even some very informative videos that are on YouTube. She claims that she is getting a tremendous amount of visitors to her Web site. The problem is that she had only 9 listings on her site that she was marketing. Her bounce rate was 87 percent from her listings page as a result of the lack of listings. To correct this, she recently signed up with her local MLS to implement an IDX data feed. After implementing IDX to her site, she now has 7, 465 listings that the Web visitors can view. She is also now able to market various towns throughout her market area. Her bounce rate from the same listings page has dropped to 34 percent. This agent recently called me to thank me as her Web site is new capturing prospects as a result of IDX. She laughed and stated that many of the new leads that she has been getting are relating to properties listed by other agents. On her latest listing appointment, the seller was impressed by her total marketing strategy and asked her if their home would be viewed and marketed by other agents in the same manner as she marketed other agent’s listings. The agent smiled and said yes, ” If the agent subscribes to an IDX feed your home will be marketed by them too”.
